Home Buyers & Renters Choose by Disqualification

Qualification for Living Accommodations Before
15 years ago and to a lesser degree 5 years ago home buyers and rental hunters chose their living accommodations by a process of qualification.  They had a wish list of  features that they sorted out based on realtor description, newspaper advertisements and some magazine publications.  They started with a short list of choices and filtered those choices through description, a few available images and visual appraisal.  The choices were frequently dictated by filtered delivery through a property manager or realtor.  While the process in theory could go on forever, in practice the efficiency of looking at a significant number of properties was outweighed by the urgency to find your next living accommodations.

Qualification for Living Accommodations Today
Fast forward to current home buying and rental hunting processes.  Today people looking for accommodations have the choice of previewing virtually any property available for lease or purchase from their home computer through the wonder of the internet.  They also have detailed neighborhood metrics and statistics available at the touch of their computer pointing device.  This incredible amount of information provides buyers and renters with an astonishing amount of choices they can  filter through without the help of a realtor or property manager.  Consequently the roles for realtors and property managers have changed quite a bit from a position of market knowledge to position of product knowledge.  It also means that realtors and property managers engage with their clients at a stage later in the living accommodation selection process.  Usually a result of this is that the client already has a clear idea of the objectives they want to accomplish and the features that they want included in their living accommodations.  Frequently they also have narrowed the selection process down to a few options.

A Shift in the Marketing Process
Often what goes unnoticed though, is how this shift affects the marketing process.  Most realtors and property managers have come to the realization that images readily available on the internet help buyers and renters with this early on evaluation process but many times they fail to realize that a fundamental change has taken place that significantly affects the qualification process.

Because there are so many choices available to buyers and renters today these consumers no longer use the “old” qualification process for selecting living accommodations.  Time and decision resources require them to be more efficient in their selection process.  This means that while they may start with a qualification list, if they still have to many options to chose from after applying their qualifications they employ a process of disqualification.  Disqualification is the process of eliminating selection choices based on speculation drawn from the available data and the images available.  While not scientific, it represents a method of logic for narrowing the list of appraisal worthy properties to a manageable task that can be completed in a timely manner.

Disqualification based on available data is more often than not objective and if the realtor or property manager finds that it is subjective but not to the point it can be easily changed without much impact.

How you can take advantage of this change
Realtors and property managers can use disqualification to their advantage though by understanding the competitive nature of the early search process and taking advantage of their slower to adapt to competition.  By consciously recognizing that you want your photography to be of the top two to three choices among similar properties and including high quality, feature laden virtual tours (high definition full screen viewing, floor plans, professional staging, etc)  your property or listing will stand out in the disqualification process resulting in more interest, more demand and less disqualification.

How the Exposure Elements Exposure Engine Works for Realtors

Virtual tour exposure is often the forgotten element of a successful marketing plan for a real estate listing virtual tour.  An exposure delivery engine can be the difference between realizing the most benefits of your photography work or a less than maximum efficiency of your virtual tour marketing investment.  The Exposure Elements Exposure Engine is a complete listing exposure package that provides a comprehensive marketing plan that assures total exposure for a real estate listing.  It is a exclusive package of marketing tools offered our real estate virtual tour customers that will extend your reach to massive internet viewers and increase your ability to deliver vital information at the point of interest.  It will clearly differentiate your listings and also provide unmatched punch to your listing presentations.

Real Estate Market Exposure Engine
Realtors have unique requirements for the exposure of their listings.  Our Exposure Engine is designed to facilitate this need for up to a period of six months.  Our Exposure Engine is offered as individual components of your marketing plan or as a complete service comprised a listing portal service, YouTube video, a 6 month on-going Craigslist campaign, Property flyers, e-flyers, a QR code for a basic mobile presence and social networking buttons enabled on your virtual tour.

We deliver this by posting images and details to over 80 sites through our real estate image delivery portal, developing a YouTube video that we can post or deliver to you, a tour QR code and an HTML posting to Craigslist.  The power of this program, though, is that we will keep our exclusive postings up for up to 6 months or until the property listing is sold whichever comes first.  We will also repost the Craigslist advertisement every 15 days for the six month listing support period on your request.

Listing Portal
In today’s challenging real estate economy realtors are challenged with so many concerns that taking the time to post to over 80 sites just isn’t practical.  Our Exposure Engine facilitates the exposure of property listings through our listing portal so that Realtors can focus on the thing that they do best, getting property listings.  We maintain the listing for up to six months also so you and your clients can be assured that their property will have continuous exposure throughout the listing period on all the sites in our portal.  These sites include Zillow, Trulia, Oodle, Hotpads Yahoo Real Estate Listings, Vast, Enormo and over 80 more sites.

YouTube Video
We include a YouTube video that mirrors the interactive virtual tour that is purchased so that prospective buyers can view the tour in a video format on their mobile phone.  Agents that properly promote this can see excellent results by addressing the growing smart phone community and building an additional element of branding for their services that will distinguish them from the crowd.   As an added bonus Exposure Elements expertise in YouTube listings assures the Realtor that the listing will always be found by address or Realtor’s name for easy search and play.

Craigslist Listing
Due to the no cost value of posting Craigslist listing advertisements this online real estate marketplace has become one of the most powerful local marketing tools for Realtors and one of the most favored listing research tools for home buyers.  The challenge for Realtors is the regular maintenance of the posting schedule.  Exposure Elements will create an HTML Craigslist posting that includes pictures, links to the virtual tour, property descriptions and links to the listing Realtor’s website.  This graphical presentation of the property is sure to stand out against the competition as most realtors generally don’t have the HTML background to create this type of marketing experience.  As an added bonus we turn this HTML page into an exceptional e-flyer for the property for all your email correspondence.  This is an incredible value for Realtors!

Property Flyer templates and E-Flyers

With all the other value in our property marketing system we also provide two additional services to our Exposure Engine that can’t be overlooked.  Until buyers entirely embrace the age of the internet, (see single property mobile websites below) they will want property flyers that will give them some tangible piece of information about the property that can represent the property in a way that is reassuring and comfortable.  Realtors also want to have a method of interacting with prospects at open houses that they can’t open up any other way.  E-Flyers solve the challenge of forwarding an email summary of the property back to email inquiries complete with property specifications, property descriptions and images.  For these instances we create property flyer templates in both paper and e-mail form for the listing Realtor.

QR codes
Finally, we create a property QR code for the listing directed towards the virtual tour.  QR codes are 2 dimensional barcodes that can be loaded with a URL for easy access by camera enabled smart phones.  With so much information in the virtual tour and the ability to include this with all the marketing collateral a QR code is an unbelievably powerful tool for addressing the exploding smart phone market and a way to appeal to the younger X&Y generations.

Social Networking Buttons on your Virtual Tour
A frequently overlooked feature of our Exposure Engine is the social networking buttons on your Exposure Elements virtual tour.  Our virtual tours include buttons for 12 of the most common social networking sites applicable to the real estate industry including Facebook and Twitter  buttons.  While many realtors have set up social networking sites they often don’t make post due to the amount of time necessary to manually make entries to those sites.  Consequently they have fluctuating membership from their visitors that expect regular postings.  We have made this a simple process of just clicking on the button for the appropriate social networking site and the tour is automatically posted!  Furthermore, these buttons can be used by your tour visitors the same way so they can share the tour with all their friends with just a click of a button.  While being one of the least used features of our Exposure Engine this feature has the potential to be the most valuable when used effectively.

Realtor.com Picture Path
Many tour providers offer access to the Realtor.com virtual tour portal known as Picture Path.  This portal distributes the tour to another 80+ sites assuring a wide viewing audience for the listing’s virtual tour.  If Realtors are Realtor.com Showcase agents they can get this service from us for free as a part of their package from Realtor.com.  If they are not a member of the Showcase program the fee is $25, all of which goes to Realtor.com.  Many of the large real estate listing sites are included in this distribution including Realtor.com, Zillow and Trulia, the top 3 real estate portals.  Exposure Elements doesn’t include this program as part of the Exposure Engine since key elements of the Picture Path portal are replicated in our Exposure Engine.  The biggest value of this distribution portal is the Realtor.com listing but since any Realtor can post up to 25 images on Realtor.com for free we see less value for this investment.  None the less, there is still considerable additional value to the distribution of listing information for the Realtor that wants to show the property in as many places as possible for an additional $25.

Single Property Mobile Websites
Another optional item Exposure Elements also offers is our exclusive Single Property Mobile Website.  This is a modern day replacement of the Single Property Website of a few years ago.  With more homebuyers using their internet enabled smart phone to find properties a Single Property Mobile Website presents an excellent opportunity to get the property listing, and Realtor contact information on the home shoppers phone.  As an engaging way to share this information with buyers, Realtors get the benefit of their listing standing out as memorable to buyers and as a silver lining, the Realtor captures the mobile phone number of the interested party.  This can be used to follow up with the interested party at the point of interest and if the home is right they may be open to your help finding the home of their dreams. Don’t forget that this information can be forwarded digitally also so Realtors can extend their reach to prospects that they never meet!

Summary
These tools along with an Exposure Elements Virtual Tour can be a major step in the exposure of your listing.  When done as a complete service Exposure Elements will cross-market all of your services providing the credible in-depth internet presence that home buyers want today and the point-of-interest information access that will keep your listing at the peak of home buyers awareness, even after they have left the property.  Order your next Exposure Elements virtual tour with the Exposure Engine here.

Sometimes They Need a Push…

In a recent conversation with a potential new virtual tour client I discovered an objection to the use of virtual tours, one I hadn’t come across before. The Realtor in question had never used virtual tours because the ones he was exposed to didn’t do the property justice, in his opinion. He didn’t want to use virtual tours because he didn’t want to tarnish the listing in any way!

A few months later he finally contacted me, with the sudden desire for me to do some virtual tour work for him. Upon asking him what made him change his mind he told me that he had seen one of the tours I did for a mutual client. He said, “I haven’t done tours before because more often than not they don’t do the house justice. When I saw what you did for Denny I was blown away! You turned a really small house into a mansion and your images were amazing!”

Image is important in our line of work and as an RTV full service virtual tour provider I know that what we produce is at the top of the list when it comes to professional virtual tours that are pleasing to the eye. The fact that tours were not an option for this Realtor until he saw a Florida Eye Virtual Tour is absolutely amazing to me and this is a story that is worth sharing again and again as not all virtual tours are the same…

Virtual Tours for Insurance Documentation

Just close your moment…………..now mentally make a list of everything in your house.

In the past few weeks, two of our close friends in two different cities have had their homes broken into. Imagine walking into your home and finding that someone violated your sanctuary and taken your stuff. The trauma and shock of that experience must then be followed by the stress of dealing with police reports and insurance companies to detail what is missing.

Next weekend, Ben and I are going to Ringold, GA with our church to help that community which was decimated by a recent tornado. Homes and businesses there were literally flattened by the tornadoes…families lost everything. Again, in addition to the trauma of surviving the storm, can you imagine trying to remember everything you own and providing that detail list to your insurance company?  While we are there we hope to do a little hotel photography too!

Our professional photography business has recently finished shooting 30 cabin virtual tours for a North Georgia vacation cabin rental company. Within a week after shooting these tours, one of the cabins had an unfortunate incident where renters using fake identification and stolen credit cards stole many of the valuables from the cabin including electronics, linens, decorations, dishes, and much more.

Luckily for the cabin owner, there was no questioning what was stolen because they had a room by room cabin virtual tour that showed the cabin exactly as it looked prior to being wiped out. Virtual tours are not just great for marketing, they are also invaluable should there be the sort of tragedy that we have seen examples of recently.

We specialize in high definition 360 degree virtual tours and vacation rental photography too! Professional photography, cutting edge technology and a national presence are just some of the reasons that we have been chosen to provide healthcare virtual tours, school virtual tours and vacation virtual tours to businesses in 26 states this year.

SEO TIP – Link Back Strategy

Welcome to Strategy Class #1 of 4 on building an effective back-link campaign for your virtual tour business. This series of SEO Classes is coming your way from RTV’s very own Kokomo Virtual Tour Company, Best Property Marketing! IF you want to stay on top of your game, make sure you stay tuned to this series and grab a pen (or bookmark the RTV Blog) and take lots of notes!

In this first class we will talk about building back-links from other Blogs. Search engines love blogs, and back-links posted on authority blog spaces will give you instant search engine “juice”, with very little work involved. For those of you still using Internet Explorer, it’s time to step your game up and use Mozilla Firefox because of all the SEO tools that they make available to you.

When it comes to generating back-links with blogs, you need to:

1) Click here and download the SEO Quake plugin which is Free and will become your new best friend when doing SEO work. Feel free to explore with the other plugins as well!

2) Find blogs that provide a ‘do follow’ (the only kind of blogs where a link back to your site will count as a “vote”.)

3) You explore and read the blog and then you make an insightful, useful or relevant comment to the post that is likely to be approved by the blog’s administrator.

4) Include your back-link with relevant anchor text on the blog.

5) Rinse & Repeat

Make sure you focus on posting your comments on blogs (like the RTV Virtual Tour Provider blog) that contain a higher page rank than your own site. A blog with a page rank of 3-5 will offer a higher value back-link than a low (unestablished) blog. You can determine the blog’s page rank by using the SEO Quake plugin.

You can include your back-link within the website URL attached to your post as well as within your actual comment box (if permitted).

When creating your back-link, make sure that you use anchor text to describe the website where you are directing people to.

To do this, you need to include a bit of HTML code to create your back-link with anchor text:

Your keywords go here

Include relevant keywords within your actual anchor text so that you can rank for specific keywords.
One thing to keep in mind as well is that you should never use keywords that are already a part of your website title or domain name but instead, focus on including keywords that you hope to rank for but are not already optimized or included on your own site. At the end of this post I will use the anchor text “SEO Services” as a link back to the SEO Services page within my website!

When searching for blogs to post your comments on (and build your back-link campaign), you should always focus on relevant blogs that carry the same or similar theme as your own website.

Since you will not only generate traffic from the increased exposure within the search engines, you will also attract attention from blog visitor’s who read your post, you want to make sure that you spend your time posting on blogs that are likely to draw in targeted visitors.

Stay tuned for Strategy #2

Until Next Time…..Market and Prosper!
