Home Buyers & Renters Choose by Disqualification

Qualification for Living Accommodations Before
15 years ago and to a lesser degree 5 years ago home buyers and rental hunters chose their living accommodations by a process of qualification.  They had a wish list of  features that they sorted out based on realtor description, newspaper advertisements and some magazine publications.  They started with a short list of choices and filtered those choices through description, a few available images and visual appraisal.  The choices were frequently dictated by filtered delivery through a property manager or realtor.  While the process in theory could go on forever, in practice the efficiency of looking at a significant number of properties was outweighed by the urgency to find your next living accommodations.

Qualification for Living Accommodations Today
Fast forward to current home buying and rental hunting processes.  Today people looking for accommodations have the choice of previewing virtually any property available for lease or purchase from their home computer through the wonder of the internet.  They also have detailed neighborhood metrics and statistics available at the touch of their computer pointing device.  This incredible amount of information provides buyers and renters with an astonishing amount of choices they can  filter through without the help of a realtor or property manager.  Consequently the roles for realtors and property managers have changed quite a bit from a position of market knowledge to position of product knowledge.  It also means that realtors and property managers engage with their clients at a stage later in the living accommodation selection process.  Usually a result of this is that the client already has a clear idea of the objectives they want to accomplish and the features that they want included in their living accommodations.  Frequently they also have narrowed the selection process down to a few options.

A Shift in the Marketing Process
Often what goes unnoticed though, is how this shift affects the marketing process.  Most realtors and property managers have come to the realization that images readily available on the internet help buyers and renters with this early on evaluation process but many times they fail to realize that a fundamental change has taken place that significantly affects the qualification process.

Because there are so many choices available to buyers and renters today these consumers no longer use the “old” qualification process for selecting living accommodations.  Time and decision resources require them to be more efficient in their selection process.  This means that while they may start with a qualification list, if they still have to many options to chose from after applying their qualifications they employ a process of disqualification.  Disqualification is the process of eliminating selection choices based on speculation drawn from the available data and the images available.  While not scientific, it represents a method of logic for narrowing the list of appraisal worthy properties to a manageable task that can be completed in a timely manner.

Disqualification based on available data is more often than not objective and if the realtor or property manager finds that it is subjective but not to the point it can be easily changed without much impact.

Sometimes They Need a Push…

In a recent conversation with a potential new virtual tour client I discovered an objection to the use of virtual tours, one I hadn’t come across before. The Realtor in question had never used virtual tours because the ones he was exposed to didn’t do the property justice, in his opinion. He didn’t want to use virtual tours because he didn’t want to tarnish the listing in any way!

A few months later he finally contacted me, with the sudden desire for me to do some virtual tour work for him. Upon asking him what made him change his mind he told me that he had seen one of the tours I did for a mutual client. Virtual Tours for Insurance Documentation

Just close your moment………… mentally make a list of everything in your house.

In the past few weeks, two of our close friends in two different cities have had their homes broken into. Imagine walking into your home and finding that someone violated your sanctuary and taken your stuff. The trauma and shock of that experience must then be followed by the stress of dealing with police reports and insurance companies to detail what is missing.

Next weekend, Ben and I are going to Ringold, GA with our church to help that community which was decimated by a recent tornado. Homes and businesses there were literally flattened by the tornadoes…families lost everything. Again, in addition to the trauma of surviving the storm, can you imagine trying to remember everything you own and providing that detail list to your insurance company?  While we are there we hope to do a little hotel photography too!

Our professional photography business has recently finished shooting 30 cabin virtual tours for a North Georgia vacation cabin rental company. Within a week after shooting these tours, one of the cabins had an unfortunate incident where renters using fake identification and stolen credit cards stole many of the valuables from the cabin including electronics, linens, decorations, dishes, and much more.

Luckily for the cabin owner, there was no questioning what was stolen because they had a room by room cabin virtual tour that showed the cabin exactly as it looked prior to being wiped out. SEO TIP – Link Back Strategy

Welcome to Strategy Class #1 of 4 on building an effective back-link campaign for your virtual tour business. This series of SEO Classes is coming your way from RTV’s very own Kokomo Virtual Tour Company, Best Property Marketing! IF you want to stay on top of your game, make sure you stay tuned to this series and grab a pen (or bookmark the RTV Blog) and take lots of notes!

In this first class we will talk about building back-links from other Blogs. Search engines love blogs, and back-links posted on authority blog spaces will give you instant search engine “juice”, with very little work involved. For those of you still using Internet Explorer, it’s time to step your game up and use Mozilla Firefox because of all the SEO tools that they make available to you.

When it comes to generating back-links with blogs, you need to:

1) Click here and download the SEO Quake plugin which is Free and will become your new best friend when doing SEO work. Feel free to explore with the other plugins as well!

2) Find blogs that provide a ‘do follow’ (the only kind of blogs where a link back to your site will count as a “vote”.)

3) You explore and read the blog and then you make an insightful, useful or relevant comment to the post that is likely to be approved by the blog’s administrator.

4) Include your back-link with relevant anchor text on the blog.

5) Rinse & Repeat

Make sure you focus on posting your comments on blogs (like the RTV Virtual Tour Provider blog) that contain a higher page rank than your own site. A blog with a page rank of 3-5 will offer a higher value back-link than a low (unestablished) blog. You can determine the blog’s page rank by using the SEO Quake plugin.

You can include your back-link within the website URL attached to your post as well as within your actual comment box (if permitted).

When creating your back-link, make sure that you use anchor text to describe the website where you are directing people to.

To do this, you need to include a bit of HTML code to create your back-link with anchor text:

Your keywords go here

Include relevant keywords within your actual anchor text so that you can rank for specific keywords.
One thing to keep in mind as well is that you should never use keywords that are already a part of your website title or domain name but instead, focus on including keywords that you hope to rank for but are not already optimized or included on your own site. At the end of this post I will use the anchor text “SEO Services” as a link back to the SEO Services page within my website!

When searching for blogs to post your comments on (and build your back-link campaign), you should always focus on relevant blogs that carry the same or similar theme as your own website.

Since you will not only generate traffic from the increased exposure within the search engines, you will also attract attention from blog visitor’s who read your post, you want to make sure that you spend your time posting on blogs that are likely to draw in targeted visitors.
