I talked to Jason LaVanture first and he answered my questions about how to get started. We talked several times before I decided to try this new adventure; he was very informative and got me set up and ready to go. Next Ben got my camera ready to go and all set up. He has been helpful since with any camera questions or problems. After Ben got me set with my camera, John went through the training with me on the phone and I was ready to start. A couple of practice tours, and a presentation for a few realtors at one agency and I was hired to do several tours. I hope with each one I have improved. When we decided to become tour providers in the SE Michigan market (Metro Detroit Area) we decided to use RTV Technology, simply because it was and is the best! Success with RTV from a Real Estate Agent's Point of View
In early 2005 as the real estate market here in the Florida Keys started to slow, I could see I would have to brush up on my marketing skills and find better ways to expose my listings to potential buyers. With so many Florida Keys homes and condos sold as vacation homes, an online presence with great photos and virtual tours becomes essential. A few years earlier I was the first agent in our area to do virtual tours. I had tried the two-shot version but the results were not very good. Then the market got so hot, and properties were selling so fast, there was no real need to have tours. I could see the tide turning and I wanted to add virtual tours back to my listings so I started doing some research to find the best solution. After looking at a lot of low quality tours, I found RTV.
Having taken some photography courses in college, and with over 30 years in the real estate business taking photos of houses, I decided to do the tours myself. My first RTV tour was of one of the highest priced homes in Key Largo. Shortly after submitting it, I received a call from a buyer who said his wife had seen a virtual tour on the Internet and she wanted him to take a look at the property while he was in the Keys. During the showing he called his wife at home and told her to look at the virtual tour again. They decided then and there to make an offer. They ended up buying the property. The wife never came to see it until closing. The selling price was $3.7 million.
Since then there have been other situations where a buyer's partner or family member could not be present but the decision to go forward was based on the virtual tour. Many times in the course of showing one of my listings with an agent from another company, I hear the buyers talking about having seen the virtual tour on the Internet. It seems they find the listings and have their agent make the appointment which results in more showings and sales for my sellers. I have a contract pending on a property which is scheduled to close later this month. The buyers have never been inside the house. Asking price almost $3 million.
In spite of our market being down almost 50% in the number of sales, and the inventory being up almost 50% in the number of listings, this has been my best year ever in real estate with over $12 million in sales so far - and it is only April.

Do you 'work' in order to take a vacation or do you take a vacation in order to 'work'. Creating virtual tours with RTV has enabled me to travel and 'work' at various locations throughout the country and experience what they have to offer. From resorts on the islands of Lake Erie, to top ranked golf courses in the Southwest and incredible lodgings in between, it's been an incredible adventure. I've met some great people, made new friends and am creating one heck of a referral network for all involved.
Of course, there are the realtors, builders and vacation home owners that keep me busy at home while I'm not traveling. But who can refuse free lodging, golf or meals in exchange for a reduced rate on a tour? I love being able to pick a destination, do some research and set up a virtual tour to shoot while I'm there! Bartering with virtual tours may not be for everyone but I sure love seeing the look in their eye when I dangle the worlds best virtual tour in front of a resort owner and having them just look at me and say, "And how long will you need to stay?"
2007 marks the 4th year that I'll be creating virtual tours with RTV Virtual Tour Company and I'm looking forward to many more. Thank You to everyone involved with the company and all the support/information/help you have provided to ensure a quality product... and lifestyle to go with! |

So far everything has been grand, really glad that we went with you guys. You are very responsive, helpful, and the system is absolutely wonderful. Setup was easy and the learning curve very small, we just finished our first tour and are working on incorporating HDR photography in our tours to make the tours even better. The Virtual Tour Company Blog and your support forum are great. I will be posting soon. Can’t wait to see the new features, glad you guys are going to incorporate flash next month. I’m sure it will be faster and smoother. The business startup kit is great too. All of the info was a huge surprise and is going to save us a ton of time and money. Everything is golden here thanks for all your help. You guys do such great work!

My business is growing. I may have picked up a new Agency with about 10 agents today. The meeting went well. I may be contacting you in the next couple of months about bringing new dealers under me and expanding my virtual tour company. I think that my work and modern day techniques are finally catching up in the Alpena and Oscoda Michigan. If things happen the way I think they might, I may be needing some help. It is too early to predict, but my guts are telling me that I am right on target. |
